Thorne and Derrick have recently developed a new water leak detection system designed specifically to meet BREEAM W02 and W03 requirements. The system will monitor the flow rate of water entering a building from a site boundary and raise an alarm if the flow rate deviates from pre-set parameters. The system can be linked to a BMS and can also be used to shut off the water supply if required.

The system comprises of a two-zone WG2 Control Unit which would be linked to two turbine sensors. The first turbine would be fitted just after the utilities water meter and would monitor the water pipe external to the building. The second turbine would be fitted just after the stop-cock inside, and would monitor for leaks within the building. The turbines provide a 'pulse' as water flows through them. Should the adjustable pre-set quantity of pulses/litres be exceeded, the WG system would provide local audio-visual alarms, and the output relay/s would provide a signal to remote alarms or BMS. If required, the system can also shut off the water supply via the optional solenoid valve/s.

Our system exceeds W02 and W03 requirements and will enable the awarding of BREEAM credit point(s) for water leak detection.
 
Systems are available to suit a variety of pipe sizes from 15mm - 200mm. Once installed a fully trained BREEAM engineer will come to site and configure/commission the system to meet client requirements.

Thorne and Derrick's new PIR system will automatically shut off the water supply to a WC/washroom when they are unoccupied. The system has been specifically designed to comply with BREEAM W04.

The PIR module is used to control a solenoid valve fitted to the water supply pipework on entry to the washroom. The solenoid valve will remain closed while the washroom is unoccupied and will open when the PIR module detects movement. The valve will remain open for a set time period, at the end of which the valve will close.

BRE's Environmental Assessment Method (BREEAM) is used to assess the environmental performance of both new and existing buildings. It is regarded by the UK's construction and property sectors as the measure of best practice in environmental design and management.

BREEAM assesses the performance of buildings in a number of different areas. Credits are awarded in each area according to performance. A set of environmental weightings then enables the credits to be added together to produce a single overall score. The building is then rated on a scale of PASS, GOOD, VERY GOOD or EXCELLENT, and a certificate awarded that can be used for promotional purposes.
